Affordable Housing

For over 25 years, SP Investment Fund LLC and its affiliates (SP) have been committed to creatively investing in and preserving thousands of units of affordable housing all over the United States at all stages during their regulatory periods.

SP's goals with respect to constructing and/or preserving affordable housing have remained the same:

  • Provide exceptional, attractive, functional, safe and affordable housing that we are proud to be a part of.
  • Provide social, educational, and empowerment programs to address the broader needs of the residents and the communities that we serve.
  • Work to facilitate a sense of community.
  • Partner with non-profit organizations, as well as public and private financing sources, to best accomplish our objectives.

Social and empowerment programs that SP's affordable properties have provided often include social service coordinators, case workers, community rooms, computer centers, educational classes, financial literacy courses, free internet to all of the units, social activities, free flu shots, and more.

Consistent with its mission, SP has typically partnered with non-profit organizations dedicated to the construction, rehabilitating and preservation of affordable housing. SP has also partnered with LifeSTEPS, a non-profit organization dedicated to providing effective educational and supportive services to maximize the strength of individuals and build resilient communities.

The vast majority of the affordable housing that SP has invested in is subsidized by the government in return for affordability restrictions. SP has deep experience with a broad array of government subsidy programs for affordable housing, including but not limited to Project Based Section 8, Tenant Based Section 8, Mark Up To Market, Mark to Market, State Agency Financed, tax-exempt bonds, Sec 42 LIHTC, FHA 236, FHA 221(d)(4), FHA 223(f), HOME, CDBG, Section 108 Loan Guarantee, Flex Subsidy, RAP, Mod Rehab, LIHPRA, ELIPHA, and Section 515.
